dsc_0084_3008Buyers are Back in Sarasota.  Realtor.com’s Top 10 Turnaround Town Report is out the for quarter ending in 2011 and Sarasota was name was fifth on the list.  Eight of the towns were in Florida, these are areas which have achieved a higher than average year to year median sale price appreciation, inventory reduction as reported to Realtor.com.  The list is as follows:  Miami, Phoenix, Orlando, Fort Myers-Cape Coral, Sarasota, Boise, Naples, Fort Lauderdale, Lakeland-Winter Haven and Punta Gorda.  This is great news for everyone, our market has begun the recovery process.  The Sarasota area has something for every price level of buyer, no one is left out.

Even though foreclosures are down nationally foreclosures are up in Sarasota, Manatee and Charlotte counties starting last November and December.   It is expected that 6 out of every 10 homes to sell this year will be a short sale or bank owned.  The short sale seems to be the new trend starting to take hold; previously people were just walking away from their homes.  That changed when the controversy arose concerning the judicial foreclosure process and the errors and inaccuracies that were learned of after the fact.  That had slowed the foreclosure process for lenders for several months.  Now the sellers are staying in the homes and assisting the banks with a short sale.  It is my belief that the short sale is a much better solution for all parties.

Siesta Beach is finally getting its new sign.  Since Siesta Beach has been named the #1Beach in America for 2011, it was decided by Sarasota County that the beach needed a new sign to reflect its proper name now.  The sign has a vintage reflection, it resembles those signs of the 50’s and 60’s, the era where Siesta Beach began its trek to be America’s #1 Beach. 

There are plans for beach improvements that are in the approval process, plans that will improve the parking situation at the beach.  I am sure that there will be many happy faces about that fact.  It just won’t happen fast enough for some.

It looks like the construction process has begun on the new Costco store located at the Westfield Sarasota Square Mall on South Tamiami Trail in Sarasota.  This shopping center services South Sarasota and the Palmer Ranch Development along with many other neighborhoods in between.  There was a delay due to the negotiations of the lease agreement, but it has been reported that the lease agreement is now in place. 

The anchor stores, J.C. Penney, Macy's, Sears and the movie theater, currently in the mall are hoping for Costco to be a magnet for shoppers.  This will be the first Costco store to be anchored to a mall.  I personally think it’s a great idea and location; I am looking forward to the opening.  No opening date reported yet, but will keep

Birds aren’t the only thing buzzing on Sarasota’s Bird Key; it’s the local real estate market. Bird Key situated just across the Ringling Bridge from downtown Sarasota offering a private community with a gate house attendant and homes both on and off the water.  Since the key was originally developed in the 1960’s, after it was purchased from John Ringling in 1959, the houses on streets named, Pheasant Drive, Partridge Drive, Bob White Way, Bob White Drive, Meadow Lark Drive, Morning Dove Drive, Spoonbill Drive, and Royal Flamingo Drive are being renovated and updated.  Many of the new renovations resemble the Mediterranean Revival Themes  as was the trend during the 1920’s real estate boom.   The Bird Key Yacht Club has just undergone a complete
