Selling a home or condo isn’t always easy, and selling a beach property can often be downright challenging. According to the National Association of Realtors, vacation home sales represent fewer than one-fifth of home sales annually, so finding the right buyer when fewer buyers are searching vacation properties already puts vacation home sellers in a tough spot. Making matters worse, most beach homes and condos are rented during the summer months, which means showing opportunities are limited throughout the entire season. Even despite the obvious hurdles, however, vacation home or condo owners can still take certain steps to ensure a relatively smooth selling experience, starting with a few I’ve listed here: 

ALWAYS HAVE PROFESSIONAL LISTING PHOTOS TAKEN

Most buyers start their search online nowadays and that’s especially true for beach properties. In many instances, buyers aren’t living in the area already, so all they have to go on are photos from the internet. Also be sure to include as many photos of unit, the views, and the building amenities as possible.

STAGING IS USUALLY WORTH THE HASSLE AND EXPENSE 

Professional photos can only do so much if the unit itself is outdated or could use a little TLC. It’s certainly not the end of the world if the bones of the home or condo are a bit older, but nobody wants to see a worn out couch and broken wicker chairs occupying the main living area.

MAKE ALL THE NECESSARY REPAIRS & UPDATES BEFORE PUTTING IT ON THE MARKET 

People buying vacation homes and condos want something move-in ready that they can enjoy right away. Having a place where they can relax and unwind is the primary reason they’re buying in the first place and the last thing most buyers want to do after purchasing a vacation home is manage a remodel.

The emotional attachment is one of the hardest elements for sellers to manage, and that’s also true for vacation homes. Many sellers are reminded of all those fun-filled family trips once selling becomes a reality making it easy to overvalue what the property is worth in today’s market. Remember that in a beach town, plenty of places have incredible views, easy access to the beach, and a wide-range of resort-style amenities.
